What We Do
Mortgage Brokers originate loans to be placed with a third party (bank). Our job is to find the best rate with the lowest closing costs depending on the individuals needs. We order the appraisal, credit and all supporting documents and prepare a package to be sold to the bank. After, and only after the loan closes we get paid from the lender. (Poor credit loans, or loans with lower rates do require points from the borrower). The benefit of working with a broker over a bank directly is if we take your loan and the bank we send it to declines it we can have your file shipped to another lender within 24 hours and it doesn`t cost you anything additional. If you go to a bank and apply for a loan you are required to pay an application, appraisal and credit fee. If after being in processing for six weeks you are declined you need to start all over again. You are not allowed to take your package somewhere else, and the money you spent is gone.
